60 Ways To Make Extra Money In Real Estate

For decades I’ve shared ways to make extra money in real estate, including my system on real estate income stacking. One big reason is because I first needed to find ways to make money in real estate back when I was struggling financially. Back then I lived in an old single wide trailer for 6 years in a bad part of Phoenix, Arizona.

You can see my shadow near the bottom of the photo as I took this picture.

I hoped and prayed for a way to make extra money in real estate. I promised myself back then if I found a way to pull myself up financially, I would share it with other people who are hoping and praying for a money solution too.

Pre-foreclosure investing helped me make extra money when I really needed it. Learning how to make extra money while helping struggling pre-foreclosure homeowners was a win-win for both of us.

The good news about how to make extra money in real estate is that with many strategies listed below, you can do them in your spare time from home.

Once you begin to make extra money with real estate, good things can happen as my father would say to me. Maybe you would like to make extra money in real estate so you can:

  • Feel better as you save more for retirement.
  • Feel better as you save for a family vacation.
  • Feel better as you pay off your debt.
  • Feel better as you eliminate your expensive interest payments.
  • Feel better as you consider quitting your job.
  • Feel better as you have more freedom and control in your life to do more things you enjoy.

Once I started making extra money with pre-foreclosure houses, I wanted to find more ways to make extra money in real estate, so I wasn’t dependent on any one income source.

My father used to tell me, “Don’t be a one-trick pony in your business”. He was sharing what he learned from my grandfather who started investing in real estate in 1937 during the Great Depression. The lesson my dad was passing down was, to make extra money, it’s best to generate and control more than one income source. That gives of  some breathing room in case one of the income sources should ever diminish or go away.

My successful pre-foreclosure investing helped me to make extra money so I could move out of my old single wide trailer in a bad part of town, and into a brand-new house.

Even though I was making extra money in real estate, I was so dependent on just one income source, I felt vulnerable. That’s when I was reminded of my father’s wise words: “Don’t be a one-trick pony in your business”.

Because of that kind advice, it became my mission to uncover more ways to make extra money in real estate.

If you are wondering “How can I make extra money in real estate?” then you’ve come to the right place!

Real Estate Investing – 60 ways to make extra money.

We always hear about ways to start a side business so we can make extra money. I’m all for that, but what do you think if we sprinkle some extra “Success Dust” on top of starting a side business in real estate? What if we consider REAL ESTATE as  our “Macro Niche”. Then we can consider all kinds “Micro Income Sources” as ways to “Make It Rain” with even more ways to make extra money in real estate. Does that sound interesting to you?

If you consider and activate more ways to make extra money in real estate at the same time, would it potentially offer you the ability to replace your current income faster? Would that make you even more excited to start a side business in real estate? Okay let’s consider ways to Stack Real Estate Income Sources so you can start a side business in real estate.

1: Pre-Foreclosure real estate investing. Pre-Foreclosure investing helped me move out of my singlewide trailer in a bad part of town and buy a brand-new house to live in. Because I was struggling at the time, it allowed me to have empathy and better connect with people facing foreclosure. Helping financially struggling homeowners also allowed me to acquire a 3,500 square foot waterfront dream cabin on 15 acres. Yes, people who appear to have a lot need help too!

I put together a free pre-foreclosure investing web class you can watch here.

Investing in pre-foreclosure houses is a great way to help people while you build a real estate investing business you can be proud of. When people get a few months behind on their home loan payments, their lender will often begin the lengthy foreclosure process. During this time, homeowners have the chance to bring the loan current by making up the payments including fees. Because the house is the collateral for the loan, if they don’t pay what is owed, the lender will ultimately foreclose and have the house sold to recoup what they have loaned. Oftentimes these homeowners are facing a financial challenge in their life and they need out from under their loan payments. An ethical real estate investor can help these people save what is left of their credit, while also offering some money for their house. It must be a win-win for everyone. Desperate homeowners are often grateful for help.

2: Wholesaling real estate. Real estate wholesaling is when a real estate investor, called a wholesaler, gets a contract to purchase a house at a steep enough discount to be able to assign the contract to another real estate investor for a fee. One reason why real estate wholesaling is so popular is because the real estate wholesaler doesn’t have to put up much money up front. They also don’t have to get financing to buy the property. That’s because once the real estate wholesaler assigns the real estate purchase contract to another real estate investor, that real estate investor steps in must perform on the contract. Once the real estate transaction closes, the real estate investor gets paid their assignment fee. The real estate wholesaler simply found the deal, negotiated the real estate purchase contract, and assigned the contract to a real estate investor. The real estate wholesaler often has little time and money in any one deal. That is one reason why becoming a real estate wholesaler is popular among new and seasoned real estate investors. Be careful, municipalities are adding more stringent guidelines for real estate wholesaling for those that don’t have a real estate license. Some real estate investors choose to do a double closing where they get transactional funding the is offered for as little as one day. They use these funds to close the deal themselves so they can take title to the property by getting the deed. That same day they often sell the same property to a real estate investor.

My friend Justin has a Done For You Wholesaling process you can take advantage of here. This may help you get started a lot faster, and even be able to do more deals because of it.

3: Small apartment investing. Small apartments are also referred to multifamily properties. Small apartments are usually one building with individual units. These units are often referred to as “doors”. For example, you may hear some investors say they own 50 doors. That simply means they own buildings that have 50 apartments. Because apartment rent is paid by tenants, the more doors you own, the more income you have the chance to generate. Small apartments can consist of a duplex (2 apartments), triplex (3 apartments), fourplex (4 apartments), all the way up to small apartment buildings holding several individual apartments (doors). Because small apartments consist of being able to receive rent on multiple units, unlike a single-family house, a small apartment investor has the potential to generate more income while diversifying their risk. A small apartment investor has the chance to step into larger deals with larger potential paydays. You may choose to keep the small apartments so you can generate consistent monthly cash flow and long-term wealth. Or you may choose to flip small apartments to other investors so you can start generating bigger pay checks faster.

Want to replace your job income with small apartments? My friend Lance is THE small apartment investing expert I refer people to. His web class here will show you how to invest in small apartments the right way.

4: Private lender money brokering. Private lender funding for real estate investing is a tremendous source of funding for real estate investors. Because private lender money is often used for real estate investing within real estate transactions such as fix and flip investing, double closings, and even longer-term hold scenarios, those offering the funds are often fully aware of the real estate transaction and risk scenario their funds are being used for. This means less potential declined real estate loans for real estate investors when the real estate transaction they are applying for funding meets the criteria of the private lender. When a real estate investor understands the private lenders deal criteria, they can negotiate with the homeowner, so the numbers of the real estate purchase contract meet the lending criteria. Be careful how you initially approach private lenders because there are rules for this type of initial solicitation. That is one reason why crowd funding for real estate investing has become so popular. There is one source of private money for real estate investing that an investor can use for their own deals while also being able to earn income by brokering this private money to other real estate investors who need the funding for their real estate transactions. Because of the rules for initially finding private lenders, private money brokering is one more choice to make extra money by offering this funding to real estate investors.

5: Land investing. Often times people buy a piece of land with the dream of building something on it one day. As time passes, this turns into an unrealized dream and source of disappointment. That is the exact time when a letter from a real estate investor offering to pay cash for their land has the chance to get their attention. The landowner is often willing to accept a lower than fair market value price. That’s because this property has become a nuisance. In addition, the landowner must continue to pay property tax. In some cases, they may have stopped making property tax payments and are now currently behind on their taxes. Either way, they are potentially open to selling their land, often at a deep discount. In this situation, a land buyer investor can reach out to landowners and make them an offer on their land. This offer is often at discounts of 50% or more below fair market value. Once the land is purchased, the land investor can offer the land for sale at a nice discount below fair market value in order to make a fast sale. Buy low, sell low is a good ingredient for fast real estate sales when there is some demand for the property. In addition to the lower price, the land investor can create even more demand for the land they bought at a discount by offering owner financing. The goal is to get a down payment that may cover the cost that was incurred for the land investor to buy the property. That way they get some or all of the money they paid back. The monthly payments they receive going forward have the chance for a high return on their investment (ROI). This also can produce a high yield. This land investing strategy helped Jack do over 2,000 land transactions and generate millions of dollars in the process.

6: Tax lien certificates. Investing in tax lien certificates is a passive way to earn 16%, 18%, and as much as 25% on your money. The return on tax lien certificates is backed by the government. There is a very good reason why the government is motivated to offer such a high rate of return (ROI) on your money. The county places a tax lien on the property in that county. Because the county depends on property taxes to pay for such public services as police, fire department, streets, schools, and more, it’s imperative for them to receive these taxes. When a homeowner stops making their property tax payments, in order for the county to be able to still receive the needed tax revenue, many counties in the United States offer a tax lien certificate. The tax lien certificate allows an investor to give the amount in back taxes to the county. In return, the investor receives a potentially high interest rate and return on investment (ROI) on the money they supplied to the county. There is a certain redemption period for the homeowner to pay back all the due taxes plus the interest. This is how the investor gets paid back. In the event the homeowner does not pay the back taxes in time, the investor gets the property. This is rare as most homeowners will pay the property taxes owed plus interest, but it does happen which makes the payoff for the investor even higher in those circumstances.

8: Probate real estate investing. Probate investing helps families across the country deal with liquidating the estate of a loved one’s passing. In addition to often having to sell real estate, the heirs are also left with personal possessions and debts still owed by the deceased. By helping families get through these challenging times, real estate investors have the chance to offer a much-needed service. Don’t overlook the scope of services you can offer so your real estate marketing can rise to the surface. Baby boomers are aging and passing away in large numbers. That means there are many families dealing with property in probate that needs to be sold fast. Here’s what you need to realize, you are not just finding discounted real estate. There is also plenty of personal property being unloaded in probate as well. Imagine, you’re an heir who has the task of selling off an entire estate of possessions that belonged to someone who just passed away. You have to quickly get rid of things like 1 or more houses, cars, boats, toys like a camper, motor home, quads, etc. And how about all the items INSIDE the house like furniture, piano, art, electronics, collectibles, STUFF? Talk about a big job and pain considering how much  time and effort that can take to get rid of. YOU can help solve their problems and reduce their pain while having the chance to acquire bargain personal property and real estate. You can offer to take care of liquidating the house and the personal items remaining in it (at the right price) when the heirs are looking for a quick, easy and painless way to get rid of any or all of it. Talk about instantly becoming their “go-to-person”! You can make a low offer on all the personal property, then turn around and sell what you can at a profit by having an estate sale, yard sale, or selling items on eBay. Of course you can keep what you want. You can donate the rest for a potential tax right off. Even if you don’t get a tax right off, you’re donating the rest so that it can be used by good people who will value the items. That’s a win-win-win!

Here’s a way to get in front of the probate real estate investing demand: It’s really very simple once you understand what goes on in probate. Probate attorneys that represent heirs of estates need your help to unload discounted property FAST so that some of that money can pay their fees. That’s where YOU come in and save the day by offering to buy this property quickly – at a nice discount of course. You just need a list of probate attorneys to contact letting them know you can help their clients get rid of both personal property and real estate fast. This will allow the attorney to better serve their client while helping them to get paid their probate attorney fee in the process. Look for active probate attorney’s so you can potentially get the inside scoop on families that need your service before other real estate investors find out about the probate scenario.

9: Fix and flip houses. This real estate investing technique focuses on finding and purchasing a house that needs repairs. Determine the numbers including the repair costs, debt on the property, after repair value (ARV), and purchase price discount necessary to include a profit and the chance for a quick sale. Online rehabber software can help you estimate the cost of repairs as you establish your maximum allowable offer (MAO).  You must find investor funding for fix and flip investing and factor in the cost of financing. One reason to buy low, fix, and sell low (if the market isn’t red hot) is so that you can reduce the time you must pay holding costs such as loan interest, taxes, water, electricity, etc. In some cases you may be able to wholesale a fix and flip property in as little as one day. to another fix and flip real estate investor without doing the work yourself.

10: Renting out single-family homes. Single-family houses offer a relatively simple approach to wealth generation. Search for areas with strong rental house demand. Find what rents are going for in those areas. Reverse engineer your house buying criteria so your rent can product a positive cash-flow after paying for overhead such as the monthly loan payment, taxes, insurance, homeowners’ insurance, repairs, vacancies, marketing of property, (property management company services if when applicable), etc. Areas with a strong demand may offer the added benefit of house appreciation. When considering selling some rental properties to buy other rental properties that may be more desirable and offer a higher return on your investment, you may want to consider a 1031 tax-deferred exchange.

The laws and rules governing rental housing have been around for generations. Everyone is familiar with renting a place to live. There are several ways to acquire houses affordably from distressed homeowners in need of help. When it comes to affordability, that can come in the form of a low PRICE and/or good property acquisition TERMS.

11. Buying property Subject-To: A real estate investor may also be able to get the deed to the property with little up-front money when buying Subject-To the underlying financing. When the terms of the loan that’s being left in place offers a low interest rate, that can result in a lower loan payment. Either way, the underlying payment needs to be low enough so the rent being generated covers all the overhead of the property (and more) such as

12: Airbnb arbitrage.  Generate income with OTHER people’s properties. With Airbnb arbitrage you are contracting with the owner of the property to lease or manage it at one price, so you can offer it as a short-term rental at a premium price. This takes the pressure off of the property owner to market and manage their property in order to keep it rented and generating income. You benefit by generating a profit without the expense of property acquisition and ownership. Location is key so you are able to market a property that has continuous demand. Negotiating a good lease term with the property owner allows you flexibility with pricing during non-peak times in the market and location. Make sure to follow local regulations pertaining to short-term rentals. Develop good marketing strategies to ensure demand. Explain and enforce the rules of the short-term rental agreement with guests. Have good communication with your guests so they have a smooth and positive experience. Ask for testimonials from happy tenants. These best practices help maximize your guest experience and ongoing occupancy rates. Due to market demand and regulatory restrictions, make sure you do your due diligence when considering an area to focus your Airbnb Arbitrage.
