Okay Let’s Rock…
When your marketing uncovers a house that stands out to you as one you might like to keep, take a closer look.
Would the rent it can generate cover the overhead and produce a positive cash-flow?
If the answer is YES, you may have the chance to add this house to your Rental House Portfolio. Doesn’t that sound official 🙂
The benefit of well chosen rental properties is they have the chance to generate monthly cash-flow, equity build up, potential tax benefits, and long-term wealth creation. Now that’s my kind of investment with a KICKER!
This is truly “Real Estate Investing“.
Here are ten key points you should remember when offering a house for rent:
1. Legal Compliance: Know and adhere to landlord obligations, including rental agreements, tenant rights, eviction procedures, and safety standards.
2. Property Maintenance: Keep the property well-maintained and compliant with safety codes to satisfy tenants and preserve property value.
3. Market Research: Analyze local rental rates to set competitive pricing, ensuring both tenant attraction and profitability.
4. Tenant Screening: Establish a robust screening process, utilizing background checks, credit reports, and references to select reliable tenants.
5. Lease Clarity: Craft a comprehensive lease agreement outlining rent, due dates, lease duration, and property rules. Discuss these in detail BEFORE the tenant signs the agreement so everyone understands the rules and that they will be enforced.
6. Security Deposits: Determine and handle security deposit amounts in line with legal requirements, including return procedures.
7. Effective Communication: Establish open communication with tenants to promptly address concerns and maintain a positive relationship. This is essential to a good rental experience for both them and you.
8. Insurance Protection: Secure landlord insurance to cover property damage, potential rental income loss, and liability claims.
9. Property Management: Decide on self-management or hiring a property management company to handle tasks like marketing vacancies, screening tenants, rent collection and maintenance. As you consider the numbers of a property, determine if it will generate enough money to outsource the management to a professional property management company.
10. Emergency Planning: Develop a plan for handling property damage, maintenance issues, or tenant emergencies to ensure a swift and effective response. Build a relationship with a contractor who can make repairs in a timely manner at a reasonable price.
Potential 1-million-dollar roadmap:
Because this “Rental Property” strategy has so many variables, it’s unrealistic to consider it a cookie-cutter path to 1-million-dollars.
However, there are multiple ways within the strategy to potentially benefit that have the chance to pay off nicely.
Here are some financial benefits of a rental property investment:
— Rental Income (MONTHLY CASH-FLOW)
— Tenant rent goes toward paying down the underlying debt. (EQUITY build up paid by others).
— Long-Term Property Appreciation (potential EQUITY GROWTH)
— Sell Some Houses To Pay Off Others (generating more POSITIVE CASH FLOW)
— 1031 Tax Deferred Exchange (deferring capital gains tax as you grow your rental house portfolio)
Your level of PROFIT depends on many aspects such as the price range of the houses you invest in, market demand cycle, house value cycle, level of appreciation, the deal you were able to negotiate, etc.
Rental house investing is more of a Marathon and not a sprint to income like some of the other 1-million-dollar strategies we’ve covered.
However, it has the chance to create generational wealth when done strategically.
The more rental houses you have that are benefiting from the aspects listed above, the more your wealth has the chance to grow… potentially exceeding the 1-million-dollar goal.
Here are some actionable steps to take for this strategy:
Focus on houses uncovered by your marketing that you want to keep that have TERMS and DEMAND that would allow for a successful rental venture.
In addition, you may want your deal software to look for houses with financing created during the pandemic when interest rates were very low. If you can buy those houses Subject-To the underlying financing (get the deed and take over the existing payments), you may be able to uncover a house that will support a positive rental cash flow, depending on the amount of equity in the house, and the deal you are able to put together with the motivated home seller.
You may need to refinance down the road, so take those numbers into consideration when thinking of your long-term strategy.
You may also be able to negotiate with the motivated home seller with equity to establish seller financing with affordable monthly payments that may support this “Buy and Hold” strategy.
